Langton Avenue went sale pending in just 14 days. That’s a stark contrast to the average days on market for most homes in Los Altos, currently just over 150 days.
How did we do it? We put together an effective plan, executed on that plan in partnership with our clients, and developed an outreach campaign to attract the maximum number of agents and interested buyers.
As we commented earlier, over 300 Real Estate Agents stop by the home on Broker Tour, just two Friday’s ago. This was one of the highest turnouts achieved for the tour that day. Buyer traffic through the property was consistent from the time we hit the market. Just over 200 potential buyers visited the property through open house. Additionally, an average of 2 private showings occurred each day once the home was available.
So, the market is strong, but inventory is low. There are a number of buyers looking to move into Los Altos, but they are strategically examining the available options. With a strong real estate team in place, a seller or buyer could have a tactical advantage, if they utilize the right tools for today’s market.

Open House Feedback Amazing!
We had a fantastic turn out of potential buyers last week-end for our 269 Langton Avenue listing. We had over 150 people through the home with very favorable reviews. It is quite clear that the redwood deck off the living room was a big hit for buyers wanting to entertain and the large yard for the kids to play was a plus. All the natural light in the home made it very inviting on such a perfect fall day.
We also had many neighbors stop by to take a look. They could not say enough about how much they love their neighborhood. With close proximity to the schools and walkability to downtown Los Altos, it doesn’t get much better than this. The newly opened sweet shop is also just moments away as well as the hetch-hetchy biking path to Palo Alto. Whether we spoke to neighbors that had lived on Langton for 5 years or 25, the result was the same – they love where they live.

A Successful Agent Tour On Friday

What a wonderful turn out we had, on Friday, for the Broker/Agent tour. In all, we had over 300 Realtors come and preview 269 Langton. Two of the most frequent comments we received were “what a wonderful home”, and “what a beautiful surprise walking through the front door”. There were many other complements graciously extended, but these two statements captured the essence of the home, its livability, and the ease of the indoor/outdoor flow.
During the tour, some Realtors were setting up appointments to return to the property with their clients, while a few actually had their clients with them as they toured the home. All-in-all, it was a very good introduction of the home into the market.
